Tenleytown: The armpit of the area, a former bank parking at 4501 Wisconsin Ave, has sprouted scaffolding. Developed by the Pedas Family, the site will become a one-story, 3,677sf retail site, although the developer has not listed a client. The Pedases are better known for their empire based around the Inner Circle cinema, but also for Circle Parking and Circle Management. Physically, their most distinctive building is the Michael Graves-designed International Finance Corporation building at Washington Circle. Always a good improvement to see an empty lot get filled.
Tenleytown: The Ward 3 Aquatic Center, or the Wilson Pool, as everyone will call it, will have a formal opening, complete with Fenty, on Monday, August Third, at 10:30 AM. The Hughes group have put together an inoffensive structure, but it supposedly boasts the capability for daylighting, natural ventilation, and water-loss mitigation, earning it a LEED Silver certification. The pool has been desperately needed since the shoddily built predecessor started falling apart at a more rapid rate in 2003.
Hawthorne, Palisades, Green Acres?: Opposition to sidewalks continues in the hinterlands of DC, where DDOT has been adding the badly needed infrastructure. This time, it’s over in Palisades, on Chain Bridge Road and University Terrace. Roger Lewis and Ward 3 Council member Mary Cheh went on the Kojo Nnamdi show. Lewis shared some interesting history, but it was Cheh that laid down the law, insisting on sidewalks, but also demanding DDOT involve community members more. The two both agreed that the rational need for a network of sidewalks was a no-brainer. Callers disagreed, for some reason, mostly that “they’re not used” and they’ll “ruin the character of the neighborhood.” The panelists offered reasonable responses to the entitled views of opponents.
However, aside from the Cheh-Lewis lovefest, the two missed some important points, such as the dubious wisdom of low-density, limited-network streets in the middle of the city. One of the callers declared that residing in the area seemed like living in the country, but near the city. That’s just swell, but neither addressed whether having such low density a mere 4 miles from the center of town was a good idea. Also, Nnamdi and Lewis both guiltily admitted to driving on University Terrace routinely. Listen to the conversation, it’s worth some down time.
In a blog post tangentially related to the Reno Park department, a geologist from NOVA took a look at Soapstone Valley, a deep forested gash that divides Forest Hills from Van Ness. I don’t know so much about the science of rocks, but the article is actually really interesting. Soapstone is a very soft stone, consisting of talc that kind of feels smooth but sticky, like soap. Anyway, it’s an interesting article, and the guy has many other posts about DC geology that are also interesting. Have a look.
Tenleytown: Three threads of the ongoing Tenley/Janney controversy have converged in the past two weeks, plus a new arrival.
I. The city has declared that they will begin construction of the new Freelon-Group-designed library in September. However, out on the Tenleytown Listserv, discussion flared up when it became clear that the department of economic development was asking the architect to add structural columns that could support multistory residential. This practice is not uncommon, but it would be a wasteful expenditure if the Tenleytown Historical Society succeeds in landmarking the school, and adding to the structure becomes more difficult. Both properties sit on the same lot. II. The HPRB has agreed to review a preservation application for the 1925 elementary school. Built by the city architect, Albert Harris, it’s a decent example of the stripped-down Beaux-arts Georgian style he developed for the rapid expansion of public facilities in the early 20th Century. Although it was the first of all the schools built in the area, I don’t see how the 84-year-old school merits perpetual legal protection, at least not at this point. Especially considering that the building is not in any danger of demolition or permanent alteration. Moreover, landmarking could seriously delay the much-needed renovation of the aging school needlessly.
III. The department of education is proceeding, however, with the development. They’ve hired Devrouax + Purnell to design a wing to the west of the current building. Part of the planning framework requires that DP respect the historical structures of the area. I have no doubt that they will. Their work in DC has been humane and sensitive, while also adding innovating modern elements. Freelon and DP’s buildings will be coups for the architecturally stagnated area, so it’s in the neighborhood’s interest to support their work.
IV: On the site of the former Oakcrest School at 4101 Yuma Street, a new religious center for women and girls will be opening this fall. The Yuma Study Center, a vaguely defined but Opus-Dei-affiliated religious institution will itself be renovating and expanding the old Bon Secours covenant. The current structure is dilapidated, so renovation will be welcome, once I can figure out exactly what the institution does.
Van Ness: This past weekend saw the second-ever farmers’ market on the plaza in front of UDC. The market is a twofer fer the residents of condograd across the street, putting the large plaza to use and getting farm-fresh goods onto a public street.
Hawthorne: The Post covers the ongoing slapfest in the very northern neighborhood of Hawthorne, a small collection of 1950s houses that was built in the fashion of the times: without sidewalks. DC has been improving and adding sidewalks throughout the city, improving pedestrian safety and encouraging walking, however, some residents of the area northeast of Utah Avenue won’t have any of that filthy urban nonsense. They moved there because they wanted to be in DC without being in the city.
What, they stayed in DC for the schools? Or for the lack of voting rights?
The arguments against sidewalks sort of tumble out of opponent’s mouths, with all kinds of illogic. This is like country in the city, yes, and a ranch house makes your .2 acre lot a ranch. Nobody walks around here, uh, ever wonder why? We need curbs, not sidewalks, so pedestrians can’t get out of the way of cars? Lastly, the venerable, but that’s the way it’s always been! makes its appearance, proving opponents to be examples of a certain five-letter acronym. You can hear how literally incoherent their arguments are in this video.
On the other hand, there are almost as many proponents, since many residents do see the public obligation to make the streets safe and accessible for all modes of traffic. It’s heartening to see proponents of reasonable growth out and advocating their position. There’s not much of a worry that Hawthorne will become infected with the dread contagion of urbanism, since it’s pretty far from any sort of rapid transit and unsuitable for larger growth. It’s always going to be a side neighborhood, one whose character will not be negatively altered by allowing people to walk comfortably around their neighborhood.
Last night began week five of this summer’s Fort Reno concerts. The annual series of musical triptychs, which take place in an improvised venue in the Tenleytown park, may be the most urbane happening of any place in DC. Amid the mild yellow-orange light of a summer evening, a small local band plays and a few hundred people of various ages watch while they sit on the grass. But beyond that and behind the stage, those less interested in the concert partake in all kinds of leisurely activity. Really, I’ve never seen the park so well used.
Within DC, the Watergate Hotel, just now slipping from the hands of Monument Realty, goes up for auction tomorrow. I am placing my bets on the Jumeirah group, who are richer than Croesus and even crazier. One has to be at least bold enough to assume the debt and cost of renovations necessary to bring the building into operations. Although the building is structurally fine, the constant need for interior renovations and building system upgrades led Monument into a period of severe financial hardship when their backers went bankrupt.
Outside of DC, Joe Biden is in Ukraine. After the niceties of Obama’s visit to the Kremlin two weeks ago, Biden may be going over to reassure the shaken administration that the US is still an ally. On the other hand, the alleged “reset” of Russo-American relations and the tanking of the pro-wetern Ukrainian coalition would mean that his meeting with Yulia Timoshenko and Viktor Yuschenko could be both tense and unsatisfying. On Wednesday, the Vice President will be in Sakartvelo Georgia to speak to the parliament. Again, this meeting is a cautious attempt to maintain relations between the US and Russia’s prime enemies. Unlike the Baltic States and the Balkans, these countries are unstable and still sucsceptible to major influence. It will be interesting to watch the developments.
N.B. – Please do not refer to Ukraine as “The Ukraine,” as that implies that Kyiv is just some Russian border town. Украина literally means “hinterland” or “borderland,” but generally had its connotation set with a capital letter by the 18th Century. Only under the later Tsars and Soviets did the government take advantage of the lack of articles in Ukrainian to insist to western observers that the “Little Russians” did not deserve independence; it’s right there in the name, “our borderland.” If you’re under 30, you probably don’t make this mistake, but it still creeps into the news every once and a while to irritate sticklers like me.
Pizza is a staple of American cuisine. Good pizza, however, is hard to find outside of a few metropolises where Italian immigrants settled. Chicago, New Haven, and, of course, New York lead the pack. For more designer pies, the urban boho can easily acquire a california-style pizza in any place touched by Whole Foods. For a simple, cheese-sauce-bread combination handmade from fresh, straightforward ingredients, getting a pizza that’s delicious is rare.
I can’t embed it, but DOT, HUD and USDA have created an excellent map of their grant programs. You can see relative amounts of money spent (“invested,” as they say) in each state, county, and then even down to the project level. 35 DC organizations, including supplemental nutrition programs and shelter and housing nonprofits recieved money from the various formula grant programs. The total allocation is $48.7M, determined by formula.

USDOT’s map lacks the visual breakdown to individual projects and uses a totally different base map, but it still has projects lists in a pop-up window. DC’s distribution claims to be largely railroad investment, but a quick look reveals that the sum includes the $1B grant given to Amtrak, as though DC is the only beneficiary.
A gas leak in house at at 6120 Oregon Ave resulted in an explosion, partially destroying the one-story rambler. No one was hurt, as the residents were on vacation. Neighborhood residents reported a bomb-like sound, felt vibrations, and an air blast at around 6:30 on Saturday evening. Fire and rescue trucks from both DC and Maryland were at the site by within a few minutes, including a K9 team. Even at 8:00, when a Washington Gas team had already begun digging up the yard, the smell of the gas odorant still hung in the air.
Sort of. Although the buildings of the Watergate are owned separately, the buildings other than the office building will always be associated with the 1972 scandal, proving that journalists don’t understand mixed-use complexes and can’t see the masterpiece for the scandal.
Anyway, the hotel portion of the Watergate may be forced into forclosure. The mid-mod landmark, owned by Monument Realty, is crawling with plumbers again as it nears the end of its first major overhaul after 40 years. But Monument has been throwing cash at the building for two years now, hoping to upgrade the facilities, and it has now defaulted on a $70 million loan. The majority shareholder in the loan, PB Capital, wants the money back (understandably), but Monument can’t repay it. PB Capital previously foreclosed on the Esocoff & Associates-designed Dumont building late last year. Speculation persists about the reasons for PB’s pressure, but generally their ties to Lehman Brothers are to blame, since that company doesn’t exist anymore and creditors are demanding assets from wherever it can get them.
It’s unfortunate; PB Capital and Monument have both fueled large chunks of DC’s growth over the past few years and actually financed some good-quality buildings. It may not play out well, but if it does, then it’s time to start associating the Watergate with the countless affairs that have gone on here, or Condoleeza Rice’s separate condo for her piano.
